1 About Siraj Property

Siraj Property is an online property marketplace designed to connect buyers, tenants, property owners, agents and agencies throughout the Kingdom of Bahrain.

Siraj Property provides a platform for advertising and discovering residential and commercial properties. Unless expressly stated otherwise, Siraj Property is not a party to any sale, tenancy, agency or other agreement entered into between users.

2 Eligibility

By using Siraj Property, you confirm that:

• You are legally capable of entering into binding agreements.

• You will maintain the security of your account credentials.
• You are responsible for activity carried out through your account.

3 User Accounts

5 Agents and Agencies

Agents and agencies are responsible for the information they publish and the manner in which they communicate with users.

Agents and agencies must ensure that:

• Their profile and contact information remain accurate.
• Their property listings are genuine and current.
• Unavailable properties are updated or removed promptly.
• Enquiries are handled lawfully and professionally.
• They possess any permissions or licences required for their activities.

6 Property Enquiries

When a visitor submits an enquiry, Siraj Property may forward the information supplied to the relevant advertiser, agent or agency.

Siraj Property does not guarantee that an advertiser will respond, that a property remains available or that a transaction will be completed.

7 Acceptable Use

You must not use Siraj Property to:

• Publish fraudulent, inaccurate or misleading listings.
• Upload unlawful, abusive, defamatory or offensive material.
• Infringe intellectual property or privacy rights.
• Attempt to gain unauthorised access to the website or another account.
• Interfere with the operation, performance or security of the platform.
• Upload malicious code, viruses or harmful software.
• Collect or harvest personal information without authorisation.
• Scrape, copy or extract website content using automated tools without written permission.
• Use the platform to send spam or unsolicited promotional messages.

8 Intellectual Property

Unless otherwise stated, the Siraj Property name, branding, logos, website design, software, graphics and original content belong to Siraj Property or its licensors.

You may not reproduce, modify, distribute, sell or commercially exploit any part of the platform without prior written permission.

Property photographs, descriptions, agency logos and other uploaded materials remain the property of their respective owners.

9 User Content

By submitting listings, photographs, descriptions, logos or other content, you confirm that:

• You own the content or have permission to use it.
• The content does not infringe the rights of another party.
• The content is accurate and lawful.

You grant Siraj Property permission to host, display, reproduce, format and promote that content for the operation and marketing of the platform. Ownership of your original content remains with you.

10 Paid Services

Where Siraj Property offers paid listings, advertising packages or premium services, the applicable price and service details will be displayed before payment.

Payments may be processed by authorised third-party payment providers. Siraj Property does not ordinarily store complete payment card details.

Unless otherwise stated or required by applicable law, fees may be non-refundable once the purchased service has commenced.

11 Website Availability

Siraj Property aims to provide reliable access to the platform but does not guarantee that the website will always be available, uninterrupted or error-free.

To the fullest extent permitted by applicable law, Siraj Property shall not be liable for indirect, incidental, consequential or commercial losses arising from:

• Reliance on listing or advertiser information.
• Agreements or communications between users.
• Website interruption or technical failure.
• Third-party services or external websites.
• Unauthorised account use caused by a user's failure to secure their credentials.

Nothing in these Terms excludes liability that cannot lawfully be excluded or limited.
